One of Harrogate’s most exclusive addresses has been sold for a record sum.

The sale of The Esplanade on Montpellier Hill fetched £3.375million, believed to be the Harrogate District’s most expensive residential property deal.

The three houses on a single street at the bottom of Cold Bath Road, has been billed as Harrogate’s “most desired” address.

Multi-millionaire founder of the homeware chain Dunelm, William Adderley from Leeds, had kept the former hotel as a holiday home before deciding to sell it.

The Esplanade sits on a prime site in the heart of the town and includes three properties – Beech Lodge, Beech Villa and Sloane Cottage – as well as garages, enclosed gardens, courtyards and parking.

The properties were divided up and land registry data reveals that Beach Villa and Sloane Cottage sold for £1.7million to Angela Swift, believed to be a Barwick-in-Elmet company director.

The Beech Lodge main house sold separately for £1.675million.

Built in the 1850’s as a model development for the Duchy of Lancaster, The Esplanade has a literary claim to fame - when it was a hotel in 1913, EM Forster was a guest and wrote much of his controversial novel Maurice there.

A seven-bedroomed Victorian Mansion on Beech Grove was the most expensive single home listed in Harrogate when it went on the market for £2.85million in 2013.

This soon looks set to be eclipsed as Swinsty Hall near Blubberhouses has been sold subject to contract after it was marketed for £3.25million by Hopkinsons.
