Owners of orchards could enjoy a bumper crop this autumn, according to environmental consultants.

The cold snap earlier in the year made for a perfect start to the growing season, meaning this year’s yield promises to contrast favourably with last year’s, which was 50% down due to 2012’s wet weather.

You might not be able to take advantage of this good fortune – unless you buy a property with an orchard.

The following four all have one and are all currently for sale in our area.

The early 18th-century house has been extended to provide some 3,700 sq ft, including five bedrooms, but retains many of its original features, such as stone-flagged floors, stone mullioned windows, exposed beams and open fires.

A staircase from the drawing room gives access to the guest suite, which is ideal for a dependent relative or au pair.

Outside, there is a double garage with adjoining stores and workshop, as well as a paddock to the south, and extensive gardens and orchard.

Number 71 Green Lane is a five-bedroom property in about a third of an acre on the south side of Harrogate.

Already spacious, with five bedrooms, it has in the past been granted planning permission for further accommodation of up to 1,000 sq ft. This could create either large living space or a two-bedroom self-contained annexe, either for a dependent relative or to let.

As the house currently stands, the dining room opens through a small sunroom to the large, private gardens to the rear, which include a well-stocked orchard.

Up a private drive and well-screened from the Leeds Road by trees, Holly Tree House is a substantial former farmhouse to the west of Tadcaster.

It is believed to have 18th-century origins, but was converted some 25 years ago by the present owners.

It has four bedrooms and good-sized gardens with a small orchard.

There is also a block of three stables and a one-acre paddock, bringing the whole to one-and-a-half acres.

Finally, proving that orchard properties needn’t cost the earth, 42 Borrage Lane is a detached dormer bungalow in an elevated position just north of the River Skell in Ripon.

It has three bedrooms, one of them en suite and on the first floor, and outside has plenty of off-street parking, large mature gardens with terracing, a patio, lawns and of course a small orchard.

l Last week, we ran a feature on how an attic conversion can add value to your home.
