Weeton Bridge House, Weeton
Weeton Bridge House had languished on the market until Emily Howard spotted its potential.
The property was in need of updating and its layout had put some buyers off, even though the location is exceptional.
She says: “My husband wasn’t keen on the decor and the lack of flow but the bones of the house were fine and it was a lovely family home. I knew I could change the interior and that it had everything we were looking for. It is rural but not isolated and it has beautiful views and isn’t overlooked.”
Best of all the there is a train station with links to Leeds, Harrogate and York, making it one of the area’s most sought-after villages.
The property, which is made up of a farmhouse and two converted barns, was a series of small rooms until Emily reconfigured them. She also converted the cellar into a cinema room, turned a garden shed into a gym and made a plant room, boot room and laundry.
One of the biggest projects was creating a sensational open-plan living kitchen with a wall of glass sliding doors and what Emily calls “the mother of all kitchen islands”.
She says: “I am a keen cook so the kitchen and dining areas were important. We’ve now got a fabulous entertaining space.”
The house has over 6,000 sq ft of accommodation including the open plan living kitchen and dining area with sliding doors looking onto the garden and open countryside beyond. The formal south end of the house has a reception hall, cloakroom, drawing room, a beamed snug with log burner and adjoining double-height family room, plus a bedroom suite with its own separate entrance, making it self-contained.
There is also a boot room, utility room, further WC, plant room and a gym, along with a lower ground floor cinema room. To the first floor there is a master bedroom suite, a study, two further bedrooms and a house bathroom. A large children’s playroom leads to a galleried landing with desk area and a further bedroom with en suite.
The property sits in 2.7 acres of landscaped gardens and has an electric gated entrance leading to a triple garage block with electric doors.
Emily and her husband are selling to relocate back to London for work. She says: “We hope whoever buys it loves it as much as we have.”
Harlan Pollitt, of Knight Frank, which is marketing the property, says: “The property has been the subject of significant modernisation allowing the house to realise its full potential.”
