If you’ve got a lot of stuff and need somewhere to put it, you might need a property with lots of rooms.

“Stuff”, by the way, could be anything: a personal art collection; more than your fair share of shoes and accessories; or simply a lifetime’s accumulation of belongings.

Or it could, conceivably, be a large family. A large family is defined by the Office for National Statistics as having four or more dependent children, which means that just 3.5 per cent of UK families are large (the average number of children per family is just 1.9 in the UK).

Nevertheless, that still means there are thousands of them, and every von Trapp family needs its Trapp Towers.

The following four properties would all suit a large family – or, indeed, someone with lots of stuff.

Brookfield House (pictured, left), for example, is a double-fronted Victorian townhouse on a tree-lined road a short walk away from Harrogate town centre.

It has nine or ten bedrooms, depending on how you count them, and is currently a thriving 5-star boutique guest house, but has permission to be turned back into a family home.

Its rooms extend over four floors and since there are currently three bedrooms on the lower ground floor and one on the ground floor, the bedroom-count would likely fall if it were converted back into a family home.

Outside, there are gardens and a large area of hard-standing for parking, which could be returned to garden if desired.

The vendor will consider a part exchange in Harrogate.

A stone’s throw away, 8 Franklin Road (main pic, above) is another stone-built, semi-detached townhouse, with about 4,300 sq ft over four floors.

In addition to its ten bedrooms, which only occupy the first and second floors, it also has three ground-floor reception rooms and cellars – just waiting to be converted – that extend over the house’s entire footplate.

The property could be used as a family home, especially for those with dependent relatives, or as a boutique hotel, or it could be converted into apartments or separate houses, subject to the necessary consents.

In Boroughbridge, the Old Vicarage (pictured, left) is bigger still, with 6,000 sq ft of high-ceilinged rooms.

Finally, Hornby Grange (pictured above, middle) is a similarly good-looking late-Victorian property set in just under an acre of gardens in the Vale of York village of Helperby.

It has 12 bedooms, six of them on the ground floor, as well as three loft rooms, five reception rooms and 0.8 acres of gardens.

Its pièce de résistance, though, is its swimming pool, which is housed in a luxurious adjoining pool-room.
